PROJECT MANAGER - Alaska

We are seeking a motivated, outgoing, and team-oriented Project Manager to oversee, lead, and coordinate on-site projects and staff for our Alaska projects. This role ensures the timely, budget-conscious completion of work while maintaining the highest standards of quality. The Project Manager will work under the guidance of the Operations Manager and Owner/Manager of AMES1, LLC, leveraging the collective expertise of the team. We prioritize a collaborative environment, where teamwork, respect, and ethics drive the successful execution of every project.

Qualifications

  • 8+ years of experience as a Project Manager required on projects $15-20M or greater and with the Army Corps of Engineers, and/or DOD.
  • 5-10+ years in vertical construction experience.
  • Strong experience with and ability to manage the Army Corp of Engineers RMS.
  • Strong computer, written and oral communication skills.
  • Solid leadership skills and proven ability to motivate team.
  • Experience and skills with MS Office Suite.
  • High level of ethics, integrity and accountability.
  • Must be able to manage multiple projects at once.
  • Must be willing to work at project site.

Duties

The Project Manager's essential function is to manage the daily details of the project, including purchases, subcontracting, changes, and coordination of office and field activities during the construction period. Specifically:

  • Study and understand the contract documents, plans, and specifications of each project before construction commences.
  • Purchase major materials and let subcontractors for work awarded at the most competitive price early enough to ensure timely delivery of materials and performance of subcontracts.
  • Prepare and update the job progress schedule in coordination with the Job Superintendent and construction team, utilizing CPM Scheduling and Primavera.
  • Coordinate material deliveries and subcontract work according to the schedule, adjusting as necessary.
  • Resolve design and detail problems with owners, design agents, suppliers, and subcontractors.
  • Attend pre-construction and job meetings.
  • Analyze job cost reports to determine recommended actions on overruns.
  • Prepare monthly pay applications and submit them timely.
  • Oversee the submittal process, ensuring details and submittals are received, corrected, approved, and returned.
  • Maintain good relations with subcontractors and coordinate field and office activities.
  • Estimate and submit change order proposals, and execute change orders with the architect and subcontractors.
  • Maintain and manage the job schedule continuously.
